Property in Ghaziabad
A district city on Delhi's eastern edge where the choice is really between three different markets: the older colonies near the centre, the GDA plotted schemes to the north, and the expressway townships to the east.
The city sits across the Hindon, and that river is a more useful mental map than any administrative boundary. West of it you are close to Delhi and prices reflect it. East and north you are into GDA territory — planned sectors, wider roads, more plots than towers.
The Delhi–Meerut Expressway and NH-9 changed the eastern corridor substantially, and the Namo Bharat RRTS line has done something similar along the Meerut Road side. Both effects are real but uneven: being in the corridor is not the same as being walkable to a station, and the difference between the two shows up in the price.
We work across the areas listed below. Our office is in Govindpuram, which is where we know the streets rather than just the postcodes.

Why buy in Ghaziabad
- Genuinely different sub-markets Plots, older colonies and township apartments behave differently. You are not choosing between near-identical options.
- Land ownership is still available Unlike most of the NCR at comparable prices, plotted schemes here still let an ordinary buyer own the land, not a share of a building.
- Two infrastructure corridors, already built The expressway and the RRTS line are operating, not proposed. You are pricing something that exists.

An honest read on Ghaziabad
What works
- Real choice between land and apartments at the same budget
- Two working transport corridors rather than promised ones
- GDA schemes mean planned layouts and predictable road widths
What needs attention
- Quality varies enormously street to street — the city average tells you very little
- Some outer sectors are still waiting on the last stage of civic work
- Traffic on the older GT Road spine is poor at peak times

Questions about Ghaziabad
Is Ghaziabad a good place to buy property?
It depends on what you want from it. If you want land at a price an ordinary buyer can reach, the GDA plotted schemes here are among the few remaining options in the NCR. If you want a finished apartment with amenities and a short move-in timeline, the eastern townships do that well. If you want an established neighbourhood where nothing is going to change much, the older colonies near the centre are the answer. What Ghaziabad does not offer is a single "best area" — the sub-markets genuinely differ.
Should I buy a plot or a flat in Ghaziabad?
A plot means you own the land, you control the construction, and resale is usually easier because the buyer is not inheriting someone else's building maintenance. It also means you carry the construction cost, the time, and the risk of getting it wrong. A flat is finished, financeable and immediately liveable, and you share the upkeep. In this city plots have historically been the stronger long-term hold, but only where the title is clean and the road width is decent.
Which parts of Ghaziabad are closest to Delhi?
The western edge — Kaushambi, Vaishali and the Indirapuram side — is closest and priced accordingly, with Delhi Metro connections. Everything further east or north trades distance for either space or price. The expressway has narrowed the practical gap considerably for the eastern townships, but at peak hours the difference is still real.
