Frequently asked questions

Plain answers to what buyers and sellers in Ghaziabad ask us most.

Buying

What is the difference between freehold and leasehold in Ghaziabad?

Freehold means you own the land outright and can sell or transfer it without seeking permission from an authority. Leasehold means the land is held on a long lease, usually from a development authority, and transfers typically require permission and a transfer charge. Most GDA plots in Madhuban Bapudham and Govindpuram are freehold, but you should confirm this on the allotment document for the specific plot rather than assuming.

What should I check before buying a GDA plot?

Check five things: the allotment letter in the seller's name, the possession certificate, the current dues position with GDA, the sanctioned layout showing the plot and its road width, and the mutation record. Block, road width and corner position affect the price far more than the headline rate per square yard suggests, so verify those against the layout rather than the listing.

Is property near the Duhai RRTS station a good investment?

The connectivity argument is real — the Namo Bharat station is operational and it changes the commute to both Delhi and Meerut. The caution is that local retail, schooling and healthcare have not caught up, and prices already moved once when the corridor was announced. It is a stronger proposition as a medium-term hold than as an immediate family move-in. Walk the area on a weekday evening before you decide.

Can I get a home loan on a resale property?

Usually yes, provided the title is clear, the property is approved, and the seller can produce a complete chain of ownership. Banks are more cautious on older properties and on plots without construction. We check the paperwork before listing, partly so that financing does not fall over at the last stage.

General

Which areas of Ghaziabad do you cover?

We cover Govindpuram, Madhuban Bapudham, Duhai, Shastri Nagar, Avantika, Wave City, Aditya World City and Greater Noida West. Our office is inside Govindpuram, so these are neighbourhoods we know street by street rather than entries on a national database.

What types of property do you deal in?

Independent houses, villas, flats, apartments, residential plots and builder floors — both ready-to-move and resale — plus new residential projects. We do not currently handle commercial or rental property.

What are your office hours?

We are open Monday to Sunday, 9:00 AM to 9:00 PM, including public holidays in most cases. Site visits can be arranged on any of those days, weekends included.

Do you charge a fee to buyers?

Brokerage is agreed in writing before we begin, and we tell you the figure at the first conversation rather than at the closing table. Ask us directly and you will get a straight number.

How quickly will you respond to my enquiry?

Within 15 minutes during office hours. If you enquire after 9:00 PM, you will hear from us shortly after we open at 9:00 AM. If we miss that, tell us — it is a commitment, not a slogan.

Are you registered under RERA?

Yes. We operate as a registered real estate agent under the Real Estate (Regulation and Development) Act, 2016. Our UP RERA registration number is published in the site footer and on our RERA disclosure page, and you can verify it on the official UP RERA portal.

Landing

What should I check before buying a plot?

The paperwork first: the original allotment, every transfer since, whether it is freehold, and whether anything is outstanding with the authority. Then road width, corner or park position, and what the neighbouring sector actually looks like today. Price only means something once you know those. We verify title before listing and will tell you plainly if something does not look right.

Which block in Govindpuram is best?

There is no single best block, but the differences are real. Road width in front of the plot, whether it faces a park, and how reliable the power supply is on that stretch matter more than the block letter. Corner and park-facing plots command a genuine premium and are worth it if you plan to resell. Tell us the block you are considering and we will tell you what we know, including anything that would put us off.

Is it safe to buy here after the delays?

The delivery problems in this corridor were real and some buyers were badly affected, so the caution is warranted. What changed is that a large amount of inventory is now complete and occupied, so you can buy something that exists. For anything under construction, treat the RERA registration and the builder's actual delivery record as the first question rather than the last.

Is Wave City fully developed?

No, and that is the most important thing to establish before buying. It is a phased township: some sectors have finished roads, working streetlights and occupied homes, others are still largely open ground. Both are sold under the same name and often at similar prices. Ask which phase, then visit it — preferably in the evening.

Can I get a loan against a plot?

Plot loans exist and are available where the title is clean and the allotment chain is in order, though terms are generally less favourable than a home loan on completed construction. Construction finance is a separate arrangement. Tell us early if you plan to borrow and we will steer you towards plots your bank will actually accept.

Are houses here freehold?

Most are, but do not assume it. GDA allotments and later transfers leave a mix of freehold, leasehold and power-of-attorney arrangements, and the difference affects both price and how easily you can finance or resell. We check ownership status before listing, and verified listings carry a badge.

Is Greater Noida West part of Ghaziabad?

No. It is in Gautam Buddh Nagar district under a different development authority, even though it sits close to the Ghaziabad boundary. That means different rules, approvals and property tax, so nothing transfers across from a Ghaziabad purchase.

Can I buy a plot there?

Yes, and it is the main reason people look. Buying land inside a planned gated township is unusual in this bracket. Check the road width, the phase, and what is committed in writing on internal maintenance.

Why do two similar plots have different prices?

Usually road width, position and paperwork. A wider road, a corner, or a park frontage is worth measurably more, and a clean freehold chain is worth more than a power-of-attorney holding — and is far easier to finance. From the road the plots look identical, which is exactly why the difference catches people out.

Can I get a home loan?

Generally yes, where the title is clean and construction is approved. Power-of-attorney properties are much harder to finance and some banks will not consider them at all — which is precisely why they are cheaper. Tell us at the outset if you need a loan and we will filter to what your bank will accept.

What should I check before booking?

The RERA registration and what it covers. The builder's completed projects, visited rather than read about. The maintenance charge and who controls the association. Whether the tower has an occupancy certificate. And speak to residents in that specific tower — not the sales office.

How is the connectivity?

Good by road — it sits on the NH-9 and Delhi–Meerut Expressway corridor, so Delhi, Noida and Meerut are straightforward drives. Public transport is weaker; plan on running a car.

Location

Is Ghaziabad a good place to buy property?

It depends on what you want from it. If you want land at a price an ordinary buyer can reach, the GDA plotted schemes here are among the few remaining options in the NCR. If you want a finished apartment with amenities and a short move-in timeline, the eastern townships do that well. If you want an established neighbourhood where nothing is going to change much, the older colonies near the centre are the answer. What Ghaziabad does not offer is a single "best area" — the sub-markets genuinely differ.

Which block in Govindpuram is best?

There is no single best block, but there are real differences. Road width in front of the plot, whether it faces a park, and how reliable the power supply is on that stretch matter more than the block letter itself. Corner plots and park-facing plots command a genuine premium and are worth it if you plan to resell. Tell us the block you are considering and we will tell you what we know about it, including anything that would put us off.

Is Duhai a good investment because of the RRTS?

The corridor is real and it has already moved prices, which cuts both ways — some of the upside is in the price you pay today. The thing that separates a good purchase from a poor one here is the actual walking distance to the platform. A plot fifteen minutes' walk away and one that needs a rickshaw are marketed identically and are not worth the same. Walk it before you commit.

Is Shastri Nagar too old to buy into?

Older is not the same as worse. Because much of the stock is decades old, you are frequently buying land with a building on it rather than the building itself, and that puts a floor under the price. What it does mean is that condition varies enormously between houses, so a structural survey is worth paying for, and you should budget on the assumption that significant work may be needed.

What is Avantika like to live in?

Quiet, in the specific sense that it is not a route to anywhere else, so the traffic on the internal streets is residents rather than through-traffic. It is a settled colony with long-term residents and a planned layout. People who choose it tend to be buying a long-term home rather than an investment, and they usually mention the calm streets first.

Is Greater Noida West safe to buy in after the delays?

The delivery problems in this corridor were real and some buyers were badly affected, so the caution is warranted. What changed the picture is that a large amount of inventory is now complete and occupied, which means you can buy something that exists rather than something promised. If you are considering an under-construction unit, treat the RERA registration and the builder's actual delivery record as the first question, not the last.

Is Wave City fully developed?

No, and that is the most important thing to establish before you buy. It is a phased township: some sectors have finished roads, working streetlights and occupied homes, while others are still largely open ground. Both are sold under the same name and often at similar prices. Ask which phase the plot is in, then visit it — preferably in the evening, when whether the streetlights work is obvious.

How does Aditya World City compare to Wave City?

Mostly a question of scale and stage. Aditya World City is smaller and further along in occupancy, so there are fewer unknowns and you can assess the whole development in a single visit. Wave City is much larger with a longer amenity list, but that scale means phase completion varies and what you saw may not represent what you are buying. If certainty matters more to you than amenity breadth, the smaller township is usually the easier purchase.

What should I check before buying a plot in Madhuban Bapudham?

The allotment paperwork first: the original GDA allotment, every transfer since, whether the plot is freehold, and whether anything is outstanding with the authority. Then the physical facts — the width of the road in front, whether it is a corner or park-facing plot, and what the neighbouring sector actually looks like today. Price comes last, because it only means something once you know those. We verify title before listing and we will tell you plainly if something does not look right.

Should I buy a plot or a flat in Ghaziabad?

A plot means you own the land, you control the construction, and resale is usually easier because the buyer is not inheriting someone else's building maintenance. It also means you carry the construction cost, the time, and the risk of getting it wrong. A flat is finished, financeable and immediately liveable, and you share the upkeep. In this city plots have historically been the stronger long-term hold, but only where the title is clean and the road width is decent.

Are Govindpuram properties freehold?

Most are, but do not assume it. GDA allotments and subsequent transfers can leave a mix of freehold, leasehold and power-of-attorney arrangements, and the difference materially affects both price and how easily you can finance or resell. We check the ownership status before a listing goes on our site, and listings we have verified carry a badge. Ask to see the chain of title before you pay anything.

What kind of property is available in Duhai?

Mostly plots and low-rise independent construction, with some smaller units aimed at the rental market around the colleges. It is not an apartment-society area. If you want a finished flat with amenities, the eastern townships suit you better.

How does Shastri Nagar compare to the newer townships?

They answer different questions. Shastri Nagar gives you a settled, central address where everything already works and daily errands are short. The townships give you newer construction, gated security and shared amenities, at the cost of distance and of living somewhere still filling in. Neither is better in the abstract.

Why is there so little available in Avantika?

Turnover is low. Settled colonies where people stay for decades simply produce fewer transactions than developing areas. It means less choice at any given moment, and it is also a reasonable signal about the place. Tell us your requirement and we will contact you when something suitable appears rather than pushing you towards whatever happens to be listed.

Is Greater Noida West part of Ghaziabad?

No. It sits in Gautam Buddh Nagar district under a different development authority, even though it is close to the Ghaziabad boundary and many buyers consider both. The practical consequence is different rules, different approvals and a different property tax regime, so do not assume anything transfers across from a Ghaziabad purchase.

Can I buy a plot in Wave City?

Yes, and it is the main reason people look here. Buying land inside a planned gated township is unusual in this price bracket — most developments at this scale sell only apartments. You get land ownership with township infrastructure around it. Check the road width, the phase, and what is committed in writing on internal maintenance.

Is there much available in Aditya World City?

Less than in the larger townships, and most of it is resale rather than new inventory. That is not really a drawback — buying resale in an occupied development means you can knock on a door and ask the neighbours what the maintenance is like and whether the power holds. That is worth more than any brochure. Tell us what you are looking for and we will let you know when something comes up.

Why do two similar plots here have very different prices?

Usually road width, position and paperwork. A plot on a wider road, on a corner, or facing a park is worth measurably more, and buyers here know it. A plot with a clean freehold chain is worth more than one held under a power of attorney — and much easier to finance. The plots look the same from the road, which is exactly why the difference catches people out.

Which parts of Ghaziabad are closest to Delhi?

The western edge — Kaushambi, Vaishali and the Indirapuram side — is closest and priced accordingly, with Delhi Metro connections. Everything further east or north trades distance for either space or price. The expressway has narrowed the practical gap considerably for the eastern townships, but at peak hours the difference is still real.

Can I get a home loan for a house in Govindpuram?

Generally yes, where the title is clean and the construction is approved. Freehold properties with a clear chain are straightforward. Power-of-attorney properties are much harder to finance and some banks will not touch them at all — which is precisely why they are cheaper. If you need a loan, tell us at the outset and we will filter to what your bank will actually accept.

Is Duhai suitable for a family home?

It can be, but go in with your eyes open. Civic infrastructure is not at the level of the GDA colonies closer to the city, and there are fewer large schools and no organised retail within the area itself. Buyers who are happy here are usually either investing on the corridor or specifically want the lower entry price and are prepared to drive for everything else.

Is parking a problem in Shastri Nagar?

On the narrower internal roads, yes — the colony was laid out when households owned fewer vehicles. If you have two cars, make in-plot parking a hard requirement in your search rather than something to solve later. We can filter for it.

Is Avantika a good investment?

Honestly, it is a better place to live than to trade. Values have moved steadily rather than sharply, because it is not on a corridor and there is no new supply story. If your priority is capital growth, the RRTS corridor and the expressway townships have the stronger case. If you want somewhere quiet to live for twenty years, this is a sound purchase.

Can I buy a plot in Greater Noida West?

Very little. This is an apartment market — high-rise group housing is the dominant form. If owning land matters to you, the GDA plotted schemes on the Ghaziabad side are where to look, and the two are not really comparable purchases.

How is connectivity from Wave City?

Good by road. It sits on the NH-9 and Delhi–Meerut Expressway corridor, which makes driving towards Delhi, Noida and Meerut straightforward. Public transport is weaker — this is an area where most households will run a car, and you should plan on that.

Is it well connected?

By road, yes — the same NH-9 and Delhi–Meerut Expressway corridor as its neighbours, so Delhi, Noida and Meerut are straightforward drives. Public transport is limited, as it is across this whole corridor. Budget for running a car.

Is Madhuban Bapudham fully developed?

Not uniformly. Some sectors have substantial construction and occupied houses; others still have very little built on them despite services being in. This is not a problem in itself, but it is the difference between moving into a working neighbourhood and holding land while one forms around you. Establish which one you are buying, and make sure the price reflects it.

Is Govindpuram good for families?

It suits families who want a house rather than an apartment. Blocks are residential and low-rise, there are parks inside the layout, and schools on the Meerut Road side are reachable. What it does not give you is the gated-society package — security at a single gate, a clubhouse, children's play areas as shared amenities. If those matter to you, the eastern townships are a better fit.

What should I check before buying a flat here?

The RERA registration number and what it actually covers. The builder's completed projects, visited rather than read about. The maintenance charge and who currently controls the association. Whether the tower you are looking at has an occupancy certificate. And speak to residents in that specific tower — not the sales office, and not a general review of the township.

What should I check before buying in Wave City?

Which phase, and what is actually built in it today. What the maintenance arrangement is, who runs it and what it costs. Which of the master-plan amenities are operating rather than proposed. And the approval and title status for the specific plot, which we check before listing anything.

Can I get a loan against a plot here?

Plot loans exist and are available where the title is clean and the allotment chain is in order, though terms are generally less favourable than a home loan on completed construction. Construction finance is a separate conversation. If you plan to borrow, say so early and we will steer you towards plots your bank will actually accept.

Selling

What does it cost to list my property with you?

Nothing to list. Brokerage is payable on completion and is agreed in writing before we start marketing.

How do you decide what my property is worth?

We look at what has actually transacted nearby in recent months, not at what people are asking. If your expectation is above what the area is transacting at, we will say so in the first conversation rather than list it and let it sit for eight months.
